What to Check on Any Lot

The right land makes the whole build easier. These are the questions we look at before a Genco home is designed.

  • WaterIs there a water tap, or will you need a well? Check well permits and water rights.
  • Septic or SewerRural lots usually need a septic system and a soils (perc) test.
  • Access and RoadsYear-round legal access, driveway length, and who maintains the road.
  • Power and UtilitiesDistance to power, gas or propane, and internet.
  • Zoning and CovenantsCounty zoning, HOA rules, and building envelopes can limit size, style, and use.
  • Slope, Soils, and WildfireSteep grades, expansive clay, and wildfire zones all affect foundation and building cost.

Can Genco build on land I find on this page?

In most cases, yes. We build across Northern Colorado and the foothills. Zoning, covenants, water, septic, and access all affect what can be built, so send us the listing and we’ll talk it through.

Do I need to own land before I talk to you?

No. Many clients start with us while they’re still looking. Knowing your home plans and budget helps you pick the right lot.

Can I finance the land and the home together?

Some construction loan programs can include the land. Your loan officer can tell you which options fit your situation.

What if the lot has no well or septic yet?

That’s common on rural land. Wells, septic systems, power runs, and driveways are planned and priced during pre-construction, so there are no surprises later.

How do I get a price for my home?
